To achieve consistent function and reliability, we set operating Standards in five areas:
Safety / Compliance
Timing
Effectiveness
Documentation
Presentation
Any consistently achieved Standard must be backed up by well-resolved and formalised processes, performance measurement and ongoing improvement. In this area we go well beyond the basic ISO9001 level. Some examples are:
Safety / Compliance
Our OH&S system is certified to WorkCover PDS3 level, with activity verification well in excess of PDS requirements.
THIS MEANS – Peace of mind when we are working on your site.
All our activities, and everything we supply will comply with all relevant regulations and external standards unless specifically excluded and agreed to in writing. This extends from industry wide measures such as BCA, relevant AS standards and Public Health Act (Legionella) to specific critical system requirements such TGA and National Standard for Construction and Fitout of Food Premises.
THIS MEANS – No unpleasant surprises.
Timing
Critical preventative maintenance tasks are performed within specified upper and lower time interval limits. This particularly applies to condition monitoring intervals that must fit within the window between detectable failure and actual failure.
THIS MEANS – Minimal in-service failures.
Breakdown response time is guaranteed 24/7 within the agreed time frame (98% 2005/6). This is underpinned by the fact that Critical Air has less of a summer peak than most in the industry because of our high base of critical customers with a heavier weighting towards preventative (rather than breakdown) maintenance.
THIS MEANS – Back on-line ASAP.
Achieving agreed project deadlines is a given, and standard project management techniques apply in conjunction with communication benchmarks.
THIS MEANS - Confidence in getting the project up and running.
Effectiveness
Standardised (and continually evaluated) procedures are used to detect lead indicators of failure.
THIS MEANS – Minimal in-service failures.
Preventative maintenance hours on site are guaranteed.
THIS MEANS – No short-cuts on preventative maintenance.
Standardised root cause analysis methodology is applied to all component failures by all service personnel.
THIS MEANS – Quicker return to service and less follow-on failures.
Maintenance standards apply to important items. For example we will ALWAYS install an acid dryer after a compressor burn-out, replacing it where required after testing with a standard dryer to prevent a follow-on failure. Sometimes we have been undercut and lost (non-critical) business as a result, but compromise is not the answer when it is critical.
THIS MEANS – You know that it’s done once and done well.
Critical Air design standards exceed industry standards.
THIS MEANS – More productive conditions in the air conditioned space.
Installation standards are defined, checklisted and verified on every project. Project handover is followed up by an on site customer walk-through audit.
THIS MEANS – You are confident about your system status from the start.
Documentation
Site maintenance log books are always in place and up to date.
| THIS MEANS – |
Ready identification of repeat problems
Problems fixed quickly if original technician unavailable. |
ALL failures and their causes are logged, categorised and databased.
THIS MEANS – You can be confident that we are operating on facts not assumptions.
Validation and qualification protocols proceed smoothly. Almost all our project work is critical, and signoff protocols are second nature.
THIS MEANS – No delays at the critical commissioning / handover stage.
Presentation
Maintenance and installation standards both include system appearance and site cleanliness criteria.
THIS MEANS – When the site looks smart, you look smart.
Critical Air personnel adhere to personal appearance and vehicle standards.
THIS MEANS – When we look professional, you look professional.
